What are your application fees?

Our application fee is $20 for each adult on the application. Click Here for more information about applying for a rental.

Will I have to sign a lease? How long is the term?

Yes. Most of our properties require a one-year lease.

What are the requirements to rent a property?

We do not have set requirements. When screening applicants we look at your credit history, employment history, income, rental history, criminal background check, and other factors as appropriate.

We do not discriminate because of race, color, creed or national origin, marital status, age, sex, source of income, or any other forms of discrimination prohibited by law.

What is the application process, and how long does it take?

We try to process applications as quickly as possible. In most instances processing takes only a day or two. Click Here for more information on our application process.

Do you accept pets?

Most properties we manage consider pets. Specific pets are considered on a case by case basis, unless otherwise stated on the property’s page.

Current Tenants:
There’s and emergency at my property, how do I contact you after hours?

Our emergency number is listed in your move-in packet. It is located on the back of the business card provided, on your rules and regulations, and on the “how to submit a repair request” paper. After calling the number, if possible, please also submit a repair request by Clicking Here.

How do I submit a repair request?

Click Here to fill out the online repair request form. Be sure to be detailed as possible when describing the problem you are having.

Can I pay my rent online?

Yes. Please contact our office for details.

What happens when my lease expires?

It will become a month to month agreement unless both you and the property owner agree to a new one-year lease. If you would like to extend your lease for another year, please contact our office. *Some property owners may require a new one-year lease at the of each prior lease.

Can my someone not on my rental agreement move in with me?

Only with prior written approval from our office. Please contact our office for details.

Can I paint the inside of the Rental or change a light fixture/faucet/etc?

Only with prior written approval from our office. Please contact our office for details.

Can I get a dog/cat/etc?

It depends on the property and only with prior written approval from our office. Please contact our office for details.

Can we extend our lease?

If you would like to extend your lease for another year, please contact our office. A new lease requires both the tenant and owner’s agreement.

Can I get new carpet?

Please submit a repair request, they can be found Here. New carpet may be considered after an interior inspection.

How many properties do you manage?

We manage over four hundred single family homes, condos, and apartments.

Will I ever need to interact with the tenant?

It is not required that you interact with your tenant. Most owner do not.

 

Will you help make any changes necessary to get the property "rent ready?"

Yes. We have a large number of service providers to help make changes or repairs.

How long have you been in business?

We have been in business since 1981.

How much will my property rent for?

How much a property will rent for varies based on many factors. We are constantly monitoring the market to help our owners maximize their income. Please contact our office for an estimate of what your specific property might rent for in current market.

How long will it take to rent my property?

With very few exceptions properties rent within 30 days of being on the market.

How will I receive my rental income?

We can mail you a check with your monthly statement or we can setup direct deposit to your bank account.

Do you offer direct deposit?

Yes, we can make a direct deposit to your bank account. Please contact our office for details.

My tenants lease is about to expire, do I need to do anything?

You do not need to do anything unless you would like the tenant to sign another year’s lease. Expired leases revert to a month to month agreement. Please contact our office if you have any questions.

When will I receive my monthly statement?

For most single-family homes statements are completed and mailed on the 10th of each month. If the 10th falls on a weekend or holiday statements are mailed the following business day.

What if there is an after-hours emergency at my property?

We have a 24/7 emergency number provided to the tenant with their move in paperwork. We always have someone on call to deal with emergencies as they happen as well as contractors who can respond to emergencies at any hour.

Should I raise the rent at my property?

That depends on my different factors unique to your property. Please contact our office for more information.
