All of the maintenance providers we use are independent contractors.
With our many years in the property management business we have developed a large pool of contractors and service providers to draw upon in all fields of repair from general maintenance to gardening, painting, electrical, plumbing, roofing, and more. They know we can give them a substantial amount of work and in return they give us prompt service and fair prices.
We have no conflict of interest because they are not our employees, nor is the maintenance done by a “division” of our company. It is also common for management companies to charge a maintenance oversight fee, tacking on 10% to 20% to the maintenance bill. We do not have a maintenance oversight fee and we do not make a profit when repairs are done at your property.
We will set guidelines with you when we begin management as to expenses and repair approval limits.
If you have specific vendors you want us to use at your property, or if there are some repairs you would want the option to do yourself, we will do everything possible to make that work. The only usual exception to this is in an emergency situation where damage to people or additional property is an immediate threat.
